The Allegheny County Sheriff's Office publishes sale listings each month ahead of the auction. We parse every field — sale ID, case number, plaintiff, defendant, parcel ID, and all comments — turning an unreadable document into clean, searchable data.

Each property's comments are analyzed by AI to detect bankruptcies, service issues, missing legal papers, surviving liens, and minimum bid adjustments. Every property gets a plain-English status badge — Active & Clear, Free & Clear, Postponed, Stayed, or Active with Issues.

Sci Fa Sur Tax Lien
A legal action to collect unpaid property taxes. On the Sheriff's published sale list, a Sci Fa Sur Tax Lien sale may be advertised as 'Free & Clear' under the writ — the Sheriff's own label, not a title guarantee. Some liens and claims can still survive the sale. See our article on what 'Free & Clear' actually means.
Stayed
A court order halting the sale, most commonly due to the owner filing for bankruptcy protection.
3129.2 / 3129.3
Pennsylvania legal requirements for posting notice on a property before a sheriff sale can proceed. If missing, the sale may be delayed.
NSM on DEF
'No Service of Mail on Defendant' — the legal papers couldn't be delivered to the property owner. This can delay or cancel the sale.
Plaintiff
The party (usually a lender, municipality, or HOA) who filed the lawsuit that led to the sheriff sale.
Defendant
The current property owner being sued — typically the person who owes the debt.
Free & Clear
The Sheriff's own wording on the published sale list describing how that particular sale is advertised under the writ.
